Built between 1830-35, the application site forms one component part of the Grade II listed terrace comprising Nos. 1-23 Albion Street, designated in 1970, whilst being further located in Bayswater Conservation Area, first designated in 1967.

An already permitted scheme entailed a contemporary, lower-level extension to the rear of the property, which received listed building consent in 2014. However, a subsequent application relating to the discharge of conditions was refused in 2022.

With this refusal, the Local Planning Authority judged the implemented scheme to have departed from approvals, therefore requiring regularisation and as such, the associated avoidance of enforcement action.

WS Heritage were commissioned to respond to the refusal, clarifying discrepancies and inconsistencies across approvals whilst seeking to regularise the scheme as-implemented. This was achieved without the need to reverse any of the works as undertaken.
