🏗️ Commercial/Residential Development in Windsor Conservation Area
Sorbon Estates commissioned us to prepare a Heritage Impact Assessment for the redevelopment of the site, retaining two existing commercial units and providing three additional Class E units and 21 serviced apartments. Although the site is neither statutorily nor locally designated, it lies within the Windsor Town Centre Conservation Area and near several designated heritage assets including Windsor Castle.
The existing mid-to-late 20th-century commercial building has no architectural or historic significance. Only limited glimpses of Windsor Castle are available from the site, so the proposals were not expected to affect its appreciation or setting. Following withdrawal of an earlier scheme and feedback from the Council’s Planning and Conservation Officers, the design was amended by reducing the scale of the rear section and repeating the mansard roof profile used at the front.

🏗️ Listed Building in Carshalton, London Borough of Sutton
The London Borough of Sutton commissioned us to undertake a Heritage Statement to support an application for listed building consent relating to the repair, restoration and/or refurbishment of this property.
In preparing the document, we considered the regulatory framework specific to the site and surrounding area, outlining the historic evolution of the locale before discussing the site and then proposals in relation to relevant heritage assets. The document then addressed the potential for impacts upon those designations.
The surrounding locale is a rich historic area where Carshalton features a historic village centre. The area remained predominantly rural until vast suburbanisation during the early 20th century and inter-war periods. The application site itself is comprised of an early to mid-19th century classical style two-storey large house, it also features a large 20th century community centre extension to the side of the property. Refurbishment works to this building have been deemed necessary for the prolonged preservation of the site.
Proposals therefore sought to remedy the failing aspects of roof level fabric and associated features. Such a scheme would not only secure the integrity of existing fabric but further facilitate better functioning of the listed building from a practical perspective. Furthermore, proposals sought to engender the long-term preservation of the listed building, through repair and restoration.

🏗️ Listed Building in Mortimer Street, London W1
We were commissioned to undertake a Heritage Impact Assessment that addressed the redevelopment of this central London property, which sought to upgrade and enhance what was a modern but already dated building envelope.
This included the replacement of curtain walling, application of render, reorganisation of ground-floor level facing, new access, introduction of balconies & windows, new double-glazing, new brick walling – plus the general refurbishment of the building.
The application site is neither statutorily nor locally designated but nevertheless located within the immediate setting of Grade II listed properties, a Grade II listed building that directly abuts the application site and was first designated in 1987. The application site is also located within the setting of several other listed buildings and within East Marylebone Conservation Area.
Proposals did not increase the structure in terms of scale, height, or massing, but focused upon its façade, amenity, and internal layout. The setting and special interest of the adjacent Grade II listed building and the character and appearance of the conservation area will as such remain fundamentally preserved and enhanced.
