Redevelopment proposals for this application site consist of the conversion of the main barn and stables to residential use, the demolition of other stables and a storage building, and the erection of a new stables and sand school. Although none of the buildings within the site are statutorily listed, it is located within the Grade II listed Lower Gatton Park, designated in 1998, and also within the near setting of other listed structures. Despite these constraints, proposals seek to implement a sympathetic and high-quality design of the main barn conversion, the new stable block, and the tack room/machinery store; and to remove the existing degraded and vacant structures that negatively impinged upon the locale. The fairly modest alteration of landscape upon the implementation of proposals is to ultimately enhance and preserve the existing deteriorating application site and nearby heritage assets — fundamentally, the protection of the wider Park and Garden designation.
