Built over 1875-6, the site forms a part of Grade II listed Nos. 7 & 9, The Avenue, designated in 1970, and located within Bedford Park Conservation Area, designated in 1969. Proposals for the application site comprised the construction of a single-storey, flat-roofed, infill extension to the rear of the property, and other general refurbishments.

These followed the thrust of a previous approval dated 5th July 2018, although the design of the approved extension was amended to comprise a flat rather than pitched roof, specifically in order to lower the height of this; simultaneously achieving subservience whilst securing the optimum viable use of the designated host.

To assist improved practical functioning of the property, other, more general refurbishments included the restoration of deteriorated doors and windows to the rear; the installation of a new internal opening at ground floor level; and the refitting of bathrooms at first floor level.
